- Guests must complete a check-in form and sign a rental agreement before arrival to receive check-in instructions. Valid photo IDs of all guests and visa details for non-Indian nationals are required.
- Only registered guests are allowed; unaccounted visitors are strictly not permitted.
- Standard check-in time is 3:00 PM and check-out time is 11:00 AM. Early check-in and late check-out are subject to availability, require prior approval, and will incur additional charges.
- Linen and towels are changed every 2 days; daily changes are available at an extra cost.
- Soap, shower gel, and shampoo are provided. Other amenities like dental and shaving kits are available on request.
- Strict noise control applies—please maintain low volume, especially during evenings and nights.
- Parking available for up to 1 car within the premises, additional street parking is available outside
- Security deposit of INR 5,000/- will be collected at the time of booking and refunded within 72 hours of checkout. Any damages or unpaid dues will be deducted from this deposit.

Loved the property. It is located in Candolim which is full of good options in terms of food and places to visit.
The stay was decent overall, but the air conditioner was not working, which made it very uncomfortable, especially considering the weather. This was a major inconvenience and affected our overall experience. I hope the host fixes this issue before future guests check in.
Was a quiet place , felt like home, was very clean and comfy . Had all the necessary things we needed for us and our 2 1/2 year old daughter
We decided to go to Goa last minute and found Hireavilla last minute which was able to accommodate us. Serene Nest at Palms by Umiya was a great stay, the flat was clean and met our expectations. The host was responsive whenever we called or needed help with anything. Being in the heart of Candolim, it’s a good bet for family to stay. Will be booking it again when I decide to visit Goa again
Amazing place, same as the photos, everything was amazing. Loved the appliances provided especially the airfryer and toaster! Spotless and clean, loved staying here. Host is absolutely amazing and proactive.
Place was good, check in was smooth but the day i check in. Hall ac was not working, i called no. But not connecting, texted on chat but only getting response that they are sending someone but till the check out after two days. No one came & AC was still same not working. Rest everything was good
