- All gatherings must be approved in advance; parties or events are not allowed without permission.
- Smoking indoors is strictly prohibited; a fine of ₹5,000 will be charged per incident.
- Use water responsibly and avoid unnecessary wastage.
- Please do not rearrange any furniture or decor during your stay.
- Food and drinks should be consumed only in designated areas; avoid placing them on rugs or furniture.
- Maintain quiet hours between 10 PM and 8 AM; loud music or disturbances may incur a ₹10,000 penalty.
- Switch off lights and air conditioning when not in use.
- Towels are for indoor use only and must not be taken outside the premises.

- Guests must complete a check-in form and sign a rental agreement before arrival to receive check-in instructions. Valid photo IDs of all guests and visa details for non-Indian nationals are required.
- Only registered guests are allowed; unaccounted visitors are strictly not permitted.
- Standard check-in time is 3:00 PM and check-out time is 11:00 AM. Early check-in and late check-out are subject to availability, require prior approval, and will incur additional charges.
- Linen and towels are changed every 2 days; daily changes are available at an extra cost.
- Soap, shower gel, and shampoo are provided. Other amenities like dental and shaving kits are available on request.
- This property is not suitable for wheelchair users or those with mobility issues due to stairs.
- The villa is located inside a gated community. Parking is outside the main gate (no dedicated spot), and the villa is a short 2–3 minute walk from the entrance. We can assist with luggage support upon request.
- Security deposit of INR 20,000/- will be collected at the time of booking and refunded within 72 hours of checkout. Any damages or unpaid dues will be deducted from this deposit.
- There are occasional power cuts in Goa. The villa has a generator backup that can support all the appliances for up to 8-10 hours.
- Strict noise control is applicable in this villa — guests are required to maintain low volume, especially during evenings and nights.
- Not suitable for individuals with limited mobility.

I had a great time there but there were issues with the cleanliness of the kitchen, and water flow in one of the bathrooms. The kitchen was immediately taken care of while the water flow was not fixed even till the end of my stay. The villa is beautiful otherwise and good value for money
