The villa is located inside a gated community. Parking is outside the main gate (no dedicated spot), and the villa is a short 2–3 minute walk from the entrance. We can assist with luggage support upon request. Note: As per the society rules, only families and mixed groups are allowed. -The villa is filled with artifacts and delicate decor. All furnishing is steamed, sanitized, and maintained to standard before and after a guest's stay. - Guest capacity should be respected. Unaccounted guests are not allowed. - We do have a kitchen available on site. Kitchen access is provided to the guests only for preparing light snacks, baby food, and reheating. For any other purpose host’s approval is required. - There are occasional power cuts in Goa. The villa has a generator backup that can support all the appliances for up to 8-10 hours. - Being located in a gated community, we don't allow music in the outdoor section of the property. - Late checkouts are subject to availability and will be charged additionally. Late checkout is permitted only with prior approval. - Identity proofs are mandatory for all who are there for the stay. - Linen (bed linen & towels) will be changed every 2 days. Requests for the linen and towels to be changed daily will be chargeable. - We provide soap, shower gel, and shampoo in all properties, other amenities like dental kits, shaving kits, etc are all on request. Other services available include: • Private Chef, BBQs, Private Celebration setups with prior notice • Yacht booking with 5 days' prior notice • Car and bike rental arrangements • Airport Transfers, sightseeing, local shopping experiences, and tour guide services can also be arranged. All gatherings must be approved in advance; parties or events are not allowed without permission.
Smoking indoors is strictly prohibited; a fine of ₹5,000 will be charged per incident.
Pets are allowed only with prior written approval before check-in.(Selected Properties Only)
Use water responsibly and avoid unnecessary wastage.
Please do not rearrange any furniture or decor during your stay.
Food and drinks should be consumed only in designated areas; avoid placing them on rugs or furniture.
Maintain quiet hours between 10 PM and 8 AM; loud music or disturbances may incur a ₹10,000 penalty.
Switch off lights and air conditioning when not in use.
Towels are for indoor use only and must not be taken outside the premises.

Cancellation Policy

Cancellation policy based on the number of days before travel date with applicable penalties.

Criteria	Cancellation Policy
If Travel is Within 15 Days	Booking is non-refundable. No refund will be applicable.
If Travel is Within 15 -30 Days	50% of the total booking amount will be charged as a cancellation penalty. Remaining amount will be refunded.
If Travel is after 30 Days	25% of the total booking amount will be charged as a cancellation penalty. Remaining amount will be refunded.

Things To Know

Guests must complete a check-in form and sign a rental agreement before arrival to receive check-in instructions. Valid photo IDs of all guests and visa details for non-Indian nationals are required.
Only registered guests are allowed; unaccounted visitors are strictly not permitted.
Standard check-in time is 3:00 PM and check-out time is 11:00 AM. Early check-in and late check-out are subject to availability, require prior approval, and will incur additional charges.
Linen and towels are changed every 2 days; daily changes are available at an extra cost.
Soap, shower gel, and shampoo are provided. Other amenities like dental and shaving kits are available on request.
Security deposit of INR 20,000/- will be collected at the time of booking and refunded within 72 hours of checkout. Any damages or unpaid dues will be deducted from this deposit.

The place was extremely clean, neat, and well-maintained, and we had a truly pleasant and relaxing stay. The atmosphere was quiet, calm, and peaceful -perfect for unwinding. The property is beautifully architectured and offered all the comforts of home, making our stay feel like a luxurious vacation experience. The living room and location were absolutely outstanding, easily the best part of the property. The bathrooms were exceptional, almost unreal in terms of cleanliness and quality. The pool was very good and well maintained, though slightly smaller in size, which was not an issue for us. A special mention to Bicky, the helper, he was extremely helpful, professional, and always available whenever we needed assistance. Whether it was arranging clean sheets, cleaning the rooms, or helping us during check-in and check-out, he was prompt and supportive throughout our stay. We’re also very grateful to the property team for their flexibility.
